Assessment

Assessors will be conducting their annual inspections in various locations throughout the City over the next few months. As per section 294 of the Municipal Government Act, assessors have the right to enter and inspect property for the purpose of preparing an assessment. Assessors will be carrying city identification.

Assessment Department is committed to providing the citizens of Airdrie with a fair and equitable assessment of their property. The assessment of property is a reflection of the estimated market value of a property and is used for the purposes of taxation.

2012 Assessment Notices

The 2012 assessment notices will be mailed on January 30, 2012.

Tax rates will be set in April by Council and the taxation notices will be mailed on May 28, 2012.

Residential assessment values have on average decreased slightly this year. Assessment values are based on July 1, 2011 market conditions. It is important property owners remember as assessment values change, property taxes do not change at the same rate. Some tax payers will see their taxes go down slightly while others will see slight increases. Property owners are encouraged compare their assessment to similar properties by visiting http://www.airdrie.ca/multimap. The average single family property assessment has decreased by 3.78% this year; duplexes/fourplexes have decreased by an average of 4.42% while condominiums have increased on average by 1.09%.

Even though the average assessment value has increased by 79% between 2005 and 2010, the average property taxes have only increased by 20%. The 2012 comparisons will be updated once the Tax Rates have been set later in the year.

Your assessment is calculated by Qualified Assessors, employed by the City of Airdrie, and is based on typical market value. Market value is derived from continually researching and investigating all Airdrie real estate market transactions.
