City distributes annual assessment notices

AIRDRIE, AB – The City of Airdrie has mailed this year’s assessment notices. Overall, single family residential property values have increased slightly and many homes will see a slight increase in assessed values this year. Although there may be a large number of homes currently listed on the market, fewer sale transactions keep prices steady. The non-residential market remains consistent with stable rental rates and vacancies.
“We’re fortunate to be experiencing continued stability of Airdrie’s assessment values again this year,” said Valerie Cottreau, City Assessor. “As our residents become increasingly engaged in the real estate market, our team strives to provide access to as much information as possible as to how properties in our city are assessed.”
Airdrie residents are able to access all of their property assessment details and view their notice online by signing up for a MyAirdrie account at www.myairdrie.ca. Basic property information is publicly available for all properties within the City and can be searched at www.airdrie.ca/airdriemap. This page also includes an Assessment Shift Report and Shift Map which provide an overall look at assessment changes in specific neighbourhoods.
Several factors contribute to movement in assessment values:
- new construction
- consumer response to housing and business needs
Increases can represent increased buyer response or in some cases, an influx of larger, higher priced dwelling units that increase the average price in an area. Areas with higher than average increases typically see this rise in values because of new construction, new data obtained through re-inspection cycles and an increased volume of sales in our newly developed communities.
It is important to note that as assessment values decrease or increase, the tax rates will be adjusted accordingly. Residents with questions about their assessment notice can call the City of Airdrie to speak with an assessor. Assessors can be reached at 403.948.8855. The assessment notices were mailed to all property owners on January 4, 2018.
