12 Thousand Acres Plan

The City of Airdrie is undertaking a planning study for the 12,640 acres of land annexed from Rocky View County in 2012. This land is expected to provide the City of Airdrie with a 50 year land supply that will accommodate the development of services, amenities, and housing over the next several decades.

The 12 Thousand Acres Plan will lay the groundwork for how this development will happen. The goals of the project are to:

  1. Outline future Community Area Structure Plan (CASP) boundaries;
  2. Determine the sequencing for when new development areas can come online;
  3. Provide general direction on land uses for the annexed area, and;
  4. Outline what will be allowed for interim land uses before new areas are developed.

Along with the 12 Thousand Acres Plan, the City is also preparing a Community Area Structure Plan (CASP) for the lands east of the East Lake industrial area within the 12 Thousand Acres Plan boundary.

Final Draft Released

A Final Draft of the 12 Thousand Acres Plan is complete and available for review.

The plan is on track to proceed to Municipal Planning Commission for review on June 7 2018, and to Council for review and approval on June 18 2018.

The final draft of the Plan is provided below, and well as an Appendix. The Appendix to the 12 Thousand Acres Plan contains reference materials and supporting information on transportation, servicing, sequencing analysis, and public engagement.

Airdrie City Plan Amendment

To support the implementation of the 12 Thousand Acres Plan, an amendment to the Airdrie City Plan will be brought to Council for approval on July 3 2018.

The amendment to the Airdrie City Plan will reflect guidelines in the 12 Thousand Acres Plan and update Policy 2.14 (Determination of Urban Development Location and Sequencing) to reflect requirements that future Community Area Structure Plan (CASP) justification requests provide details on how a future development will be serviced, and the proponent’s ability and plan to fund infrastructure, including front-ending costs for infrastructure and services that are required to support the proposed CASP area.
