The City of Airdrie has recently adopted a new Land Use Bylaw
In 2016, the City of Airdrie adopted a new Land Use Bylaw, replacing the previous Land Use Bylaw (B-09/2005). This page provides a record of the project and important milestones and documents, including drafts of the new Bylaw and materials from public engagement, Planning Commission, and Council presentations.

Updates and Amendments
Planning Staff are bringing forward our first set of administrative amendments to the Land Use Bylaw.
The amendments will be reviewed by Council and a Public Hearing will be held on June 5, 2017.

Public hearings were concluded and Airdrie’s new Land Use Bylaw was adopted by City Council on June 6, 2016.
On May 2, staff presented the draft Land Use Bylaw to City Council for First Reading and a public hearing. Council gave the new Land Use Bylaw First Reading and directed staff to make a number of edits to the document, which were raised through the staff report and public hearing, and have been addressed in the draft documents above.
On April 7, staff presented the draft Land Use Bylaw to Municipal Planning Commission. MPC voted 6-1 to recommend that Council approve the new Land Use Bylaw
On March 2, the City of Airdrie Planning Department held an information session for residents and business owners to review the final draft of the Land Use Bylaw. Miss the session? On December 3, the City of Airdrie Planning Department presented a consolidated version of our draft Land Use Bylaw to the Municipal Planning Commission. This was an informal information session (i.e. no decision or recommendation to Council was made) so that staff could answer questions and gather feedback from MPC.
On October 29, the City of Airdrie Planning Department held information sessions for our business community and the general public where we presented sections of our draft Land Use Bylaw and gathered comments and feedback.
The City of Airdrie is one of the fastest growing communities in Alberta, but uses a Land Use Bylaw that is not adaptable enough to respond to the increasing complexity of development challenges that it faces. The last significant update to the bylaw was undertaken in 2005 to revise Non-Residential Land Use District standards. The bylaw underwent many more minor amendments since then to add new uses and create new districts. Still, the structural challenges have remained and have over the years been reinforced by concerns expressed by the Development and Building industry to the City.
The City of Airdrie Planning Department was directed by Council and Senior Management to initiate a comprehensive rewrite process in 2010.
What is a Land Use Bylaw (LUB)?
The Land Use Bylaw is one of the primary land use regulatory tools available to the City. It divides the City into zones of compatible land uses and densities, and establishes processes and standards to guide new development. It balances the interests of Property Owners to realize the highest and best use of their land with that of the public. It is a tool that addresses the negative impacts of development and promotes a quality built environment.
A Land Use Bylaw is a statutory document required of every municipality under the Municipal Government Act in order to regulate development within its boundaries. Airdrie adopted the current Land Use Bylaw in 2005 and has since adopted the AirdrieONE Sustainability Plan and the Airdrie City Plan.
The Land Use Bylaw is the primary implementation tool for the development policies of the Airdrie City Plan, and this project began with a number of objectives in mind:
- Protecting and promoting the public interest;
- Promoting a more sustainable urban environment;
- Integrating the annexation lands and direct control districts;
- Improving clarity and customer experience;
- Increasing development certainty.
