Home Business Development Permit

The following types of home businesses are, in general, required to apply for a Home Based Development Permit:

  1. Occupying for business 35 per cent or more of the gross floor area of the dwelling,
  2. Having client contact at the residence,
  3. Employ a person in your home, or 
  4. Receive deliveries to your home?

Fee

The application fee is $125 for a General Home Business Development Permit, and $300 for a Major Home Business Development Permit.

Term of permit

Typically an issuance would be permanent with no new renewal requirement, but in some cases a limited term probationary approval my be required (ie. 6 months)

How to apply

Completed applications should be delivered to the Planning Counter, Airdrie City Hall, 400 Main Street SE, Monday to Friday 8:30 a.m. – 4:30 p.m.

Payment type accepted: Cash, cheque, Visa, MasterCard or Debit

Processing time

The timeline to process your application is approximately three to four weeks. Applicants should be advised the Home Business Permits are advertised for a mandatory two week period in the local newspaper and on the Notice of Development page.

Applicants may apply for a City of Airdrie business licence at the same time as the Home Business Development Permit, however the business licence application will not be processed until the Home Business Development Permit has been approved.

 

Definition of home businesses

According to the Land Use Bylaw B-01/2016, Section 1.13 (26) a

Limited Home Business means:

A temporary development allowing the secondary use of a residential dwelling for the purposes of home office by the occupant of the dwelling. This use does not permit business associated visits; any additional non-resident
employees within the dwelling; or any additional parking or storage outside of the area designated within the
dwelling.

General Home Business means:

A temporary development allowing the secondary use of a residential dwelling for the purpose of a business by the occupant of the dwelling, which includes business-associated visits to the residence. This use does not permit any additional non-resident employees within the dwelling or any additional parking or storage outside
of the area designated within the dwelling.

Major Home Business means:

A temporary development allowing the secondary use of a residential dwelling for the purpose of a business by the occupant of the dwelling, which includes business-associated visits to the residence, additional nonresident employees, limited use of a rear yard or accessory building, and may accommodate a commercial vehicle and use of a rear yard for the storage of goods related to the business.
