Public Hearing for Spring Valley Neighbourhood Structure Plan, Community Area Structure Plan Amendment & Land Use Amendment

The lands contemplated within the Spring Valley NSP are located in the northeast quadrant of the City of Airdrie, encompassing the entire SW quarter section of. 12-27–29-W4M and Plan 0715033, Block 1, Lot 1 (271052 RGE RD 291 NE, 271060 RGE RD 291 NE, 271068 RGE RD 291 NE and 271064 RGE RD 291 NE). It is bounded to the west by Range Road 291 and is approximately 1 km south of Veterans Boulevard. The plan signifies the commencement of the East Points CASP.

This public hearing is for any affected Airdrie resident to comment on proposed Bylaw No. B-22/2023 being a bylaw to amend the East Points Community Area Structure Plan.

Proposed Spring Valley Neighbourhood Structure Plan (NSP)

This public hearing is for any affected Airdrie resident to comment on proposed Bylaw No. B-23/2023 being a bylaw to adopt the Spring Valley Neighbourhood Structure Plan.

BYLAW NO. B-24/2023
Proposed Amendment to Land Use Bylaw Section 8.1(3) (Land Use Map)

This public hearing is for any affected Airdrie resident to comment on proposed Bylaw No. B-24/2023 being a bylaw to amend Land Use Bylaw B-01/2016 by:

1. Adding a new Direct Control District (Direct Control Bylaw 53) and redistricting the subject lands legally described as SW ¼ Section 12, Township 27, Range 29, W4M, and Plan 0715033, Block 1, Lot 1 to reflect the land use proposed within the Spring Valley Neighbourhood Structure Plan.

The proposed land use districts are:

  • (DC-53) – New Direct Control based on: I-B1 – Mixed Business / Employment District

  • P-2 – Public Facilities District

  • R1- U – Urban Standard Residential District

  • R1-L – Narrow Lot Laned Residential District ? R2-T – Townhouse Residential District

  • R1-E – Estate Residential District

  • R1 – Single Detached Residential District

  • R2- Low Density Residential District

  • R3 – Low-Rise Multifamily Residential
