The Southwinds Neighbourhood is located in southwest Airdrie and is bounded by the future 40th Avenue extension to the north and 24 Street to the west. This public hearing is for any affected Airdrie resident to comment on proposed Bylaw No. B-01/2024; Bylaw No. B-02/2024 and Bylaw No. B-03/2024.

The proposed bylaw (Bylaw No. B-02/2024) is to amend the Southwinds NSP by removing a ±1.11 hectare (2.57 acre) commercial node and reallocating some residential densities and land uses. The subject lands are located at 4221 24 Street Southwest and are legally described as the NW 26-26-1-W5M. The proposed Bylaw No. B-01/2024 is to amend the Chinook Winds CASP accordingly. The proposed Bylaw No. B-03/2024 is to amend Land Use Bylaw B-01/2016 by redistricting ±3.82 hectares (9.45 acres) as detailed below.

Proposed amendment to the Southwinds NSP by removing a ±1.11 hectare (2.57 acre) commercial node and reallocating some residential densities and land uses.

BYLAW NO. B-03/2024
Proposed Bylaw No. B-03/2024 is to amend Land Use Bylaw B-01/2016 by redistricting ±3.82 hectares (9.45 acres) from Neighbourhood Commercial (C1), Front-Attached Garage Townhouse (R2-A), Urban Standard Residential (R1-U) and Public Facilities (P-2) Districts to Townhouse Residential (R2-T), Urban Standard Residential (R1-U), Public Open Space (P-1) and Urban Holdings (UH) Districts.
