Master site plan applications (draft)

A master site plan is a detailed planning submission required for large or complex developments with shared infrastructure. A master site plan is required for any mixed-use or commercial site over 3 hectares and residential sites over 5 hectares in size. They may also be required for industrial or other development sites exceeding 8 hectares in size. Applications can be submitted online through a myAIRDRIE account.

The plan typically includes:

  • Comprehensive site layout with all proposed buildings, parking and landscaping
  • Service plans such as utilities, drainage, and grading.
  • Phased development plans (if applicable)

This application helps the City evaluate the overall design, connectivity, impact and alignment of the development with the Land Use Bylaw.

Application and process

  • Pre-application: recommended for this application. Once your pre-application is approved, you can submit your master site plan application.

Submit a pre-application

  • Processing time: approximately 3 to 4 weeks after submission with pre-application approval.
  • Public notifications: a public hearing will be scheduled to gather input for this application. It will be advertised for a mandatory 2-week period in the local newspaper and online at airdrie.ca/publichearings.
  • Minimum application requirements:
    • Letter of authorization from registered landowner (if applicant is not the owner).
    • Certificate of title dated no later than 30 days from application date.
    • Rationale for the proposed master site plan, explaining the development including all proposed land uses.
    • Location or context map of the greater proposal area (PDF format).
    • Site plan (in metric) showing the legal description, address, and land use designation. It should feature a coloured context plan and rendering, site area details, building footprints, massing, setbacks, and coverage, as well as surface treatments for all areas. Include all easements, fencing, gates, access and egress points, and how the site interfaces with surrounding areas. The plan should also identify public realm and landscaping, on-site parking and loading, waste and recycling facilities, snow storage, proposed transit access, and all internal and adjacent roads, sidewalks, and pathways.

Submit a master site plan application

  • Other conditions:
    • Letter of development’s compatibility with the purpose and intent of the Land Use District and with adjacent features and land uses, including how the development will respond to address any important or sensitive interface conditions may be requested during submission.
    • Outline of the access, traffic, and parking requirements for the development, and any related impacts may be requested during submission.
    • Any studies and reports as determined, including environmental site assessments, geotechnical or floodplain studies, traffic impact assessments, parking studies, noise attenuation studies, viewshed study or visual impacts analysis, site remediation plans and photometric or lighting plans.
