King’s Heights Neighbourhood Structure Plan

The City has received a land use amendment application to facilitate development of a ±0.97 Hectare (2.41 Acre) parcel located at 2500 Kings Heights Gate SE in the SOUTHEAST AIRDRIE COMMUNITY AREA STRUCTURE PLAN (CASP). The parcel is the location of a former Rocky View County highway maintenance yard site.

Currently the site is designated Urban Holdings (UH) District. The applicant, B&A, is applying to rezone the site to the Townhouse Residential (R2-T) District.

The application proposes to change the designation of this property to allow for the development of Townhouses.

The parcel was excluded from the KING’S HEIGHTS NEIGHBOURHOOD STRUCTURE PLAN (NSP) at the time of NSP approval in 2005.Therefore, as part of this application, the NSP must also be amended to include the parcel.

The application will be evaluated against city policies including:

• The Land Use Bylaw
• Airdrie City Plan Policies
• Southeast Airdrie CASP
• King’s Heights NSP

Status: the application is under review at the City.

NOTE: If this rezoning application is approved by City Council, the overall distribution of buildings, building design, and site layout details such as parking, landscaping and site access will be determined later at the development permit review stage.

Land use amendment applications (rezoning) do not approve specific buildings. Land use districts are a planning tool that ensure the types of activities (industrial, commercial, residential) are complementary to the surrounding land uses based on intensities, heights, setbacks, etc. 

How to provide your comments:
As part of the planning process, the developers will be contacting you directly to solicit your feedback on the proposed plans. It is important that you take the opportunity to help shape how our community grows. You may also provide feedback to the City of Airdrie using the contact information below.

After the City reviews the technical merits of application and external feedback (community, school boards, utility providers etc.), a recommendation will be made to the Community Infrastructure and Strategic Growth Committee (CISG). While CISG is a public meeting, it is not a public hearing. Unless requested by the Committee, neither the applicant nor members of the public may speak. CISG makes a recommendation to Council.

Following the CISG meeting, notification of the date, time and location of the Public Hearing will be provided in accordance with City requirements and in advance of the Council meeting. The Public Hearing will be advertised in the local newspaper and on the City website under “Public notices and hearings.” At the Council meeting, a public hearing will be held to provide affected stakeholders a final opportunity to provide comments before the plans are considered by Council. After the Public Hearing, Council will decide to either approve, refuse or request changes to the application.
