Upgrading your home with new windows and doors is a common way to improve energy efficiency, comfort and curb appeal.
What to know about installing new windows and doors
Permits are required when:
Any new exterior window or door is installed and the size or location is changing (e.g. relocations, enlargements).
The window style is being changed to an egress window for a bedroom.
You do not require permits for windows or door replacements that are the same size and location.
If your new door or window is intended for a future secondary suite, you need to follow accessory suite requirements.
Who will be completing the work?
Homeowner-led projects
Homeowners can install windows and doors. If the new installations require relocating electrical, plumbing or gas:
Homeowners performing HVAC, electrical, plumbing or gas work on homes they own and occupy can request permits on behalf of themselves. Electrical, gas and plumbing cannot be completed by homeowners for any portion of a rental property.
Homeowner-led trade permits are also subject to an additional $100 fee per trade (electrical, plumbing and/or gas). Fee information is available in the User Fees and Charges Bylaw (pdf).
Hiring a contractor
Contractors must hold valid trade qualification certificates and have a City of Airdrie business licence. Property owners are responsible for ensuring contractors have valid licences and permits before work begins.
The following must be included in your application (online documents must be submitted as flattened PDFs that allow editing and commenting, and each file must have a clear descriptive title).
Elevation drawing of the house: Showing all existing and proposed windows on the wall(s) with proposed new windows. Alternately you can provide a photo of the elevation with the window location indicated on the photo.
Window location drawing: Showing the location of the proposed window(s) with window sizes and dimensions to adjacent window openings.
Drawing must include detail of the header being installed above the window. A header is required above all window openings unless you can demonstrate that the existing structure can support the loads above the window.
Engineering required if:
The window is installed in a concrete foundation and the opening exceeds 1.2m (4') in width.
The total width of openings installed in a concrete foundation wall exceeds 25% of the wall length.
The window is installed in a concrete foundation and there are other openings in the wall and the average width of the openings is greater than the distance of wall between the openings.
The window is being installed in a preserved treated wood foundation.
The size and complexity of the project give rise to special safety concerns at the discretion of the Safety Codes Officer.
Minimum window requirements:
Manufactured windows must comply with AAMA/WDMA/CSA101/I.S.2/A440 - North American Fenestration Standard/Specification for Windows, Door and Skylights and CSA A440S1 - Canadian Supplement (9.7.4.2).
On homes constructed after May 1, 2016 the windows must have a maximum U-value of 1.61 or a minimum energy rating of 25 (9.36.2.7). Leave window manufacturer's label affixed to the window until after the first inspection.
Every bedroom must have an openable window that provides egress when the window is in the open position.
The required minimum clear openable area of not less than 0.35m² (3.77 ft²) with no dimension less than 380mm (15”).
Bedroom egress windows must be able to be openable from the inside without the use of keys, tools or special knowledge and without the removal of sashes or hardware.
Bedroom egress windows must be able to remain in an open position without the need for additional support.
These requirements limit the style of windows that are acceptable for use as an egress window. Picture windows, hopper and many awning style windows are not acceptable as egress windows. Security bars are also likely not permitted.
Egress windows opening into a window well require a minimum clearance of 760mm (30”) in front of the window.
Egress windows below cantilevers shall have a minimum clearance of 760 mm (30”) between the underside of the projection and the top of the window well or adjacent grade.
The cantilever should not project more than 610mm (24”) from the principal wall.
Egress windows below decks are not permitted unless there is a minimum headroom clearance of 760mm (30”) between grade and the underside of the deck and the window opening is immediately adjacent to the edge of the deck above.
All window wells must be drained to the footing level or another suitable location such as a dry well minimum 5m away from the building.

Drawing must include detail of the header being installed above the door. A header is required above all openings that exceed 600mm (24”) in width unless you can demonstrate that the existing structure can support the loads above the door.
Engineering required if:
The door is installed in an existing exterior wall that exceeds 3.6m in height. This is typical where the new exterior door is being installed into an existing stairwell.
The new door is located below the finished grade and where a stair or ramp is being constructed requiring retaining walls that exceed 1.2m (4’-0”) in height or where the retaining wall could affect the building foundation.
The door is located below the finished grade and height from the proposed landing to the underside of the existing house footings is less than 1.2m (4’-0”).
The door is installed in a concrete foundation and the opening exceeds 1.2m (4') in width.
The total width of openings installed in a concrete foundation wall exceeds 25% of the wall length.
The door is installed in a concrete foundation and there are other openings in the wall and the average width of the openings is greater than the distance of wall between the openings.
The door is being installed in a preserved treated wood foundation.

Minimum door requirements:

On homes constructed after Nov. 1, 2016 the doors must have a maximum U-value of 1.61 or a minimum energy rating of 25.
Where the door is a required exit from a dwelling unit it must be not less than 810mm (32”) wide.
All doors shall have a minimum height of 1980mm (6’-6”).
Every exterior door is required to have an exterior light fixture controlled by a wall switch located within the dwelling near the door. An electrical permit will be required with every new door.
Where the door is located below the finished grade, the landing at the bottom of the stair or ramp leading to the door must be drained to the footing level or another suitable location such as a dry well minimum 5m away from the building.
A required exit stair serving a dwelling unit shall have a width of not less than 860mm (34”).
A landing is required at the top and bottom of every flight of interior or exterior stair, where a doorway opens on to a stair.
A landing may be omitted at the top of an interior stair where the door swings away from the stair.
A landing may be omitted at the top of an exterior stair provided the stair contains no more than 3 risers, the door is a sliding door or the door swings away from the stair.
A landing shall be at least as wide and long as the width of the stair or ramp in which they occur.

Permit application can be submitted online through myAIRDRIE. Do not begin any work until your permit has been approved and issued. Starting work prior may result in permit fees being doubled.
