Plumbing, hot water tanks and irrigation

Plumbing updates, such as installing new fixtures, replacing water lines or upgrading a hot water tank, can improve everyday household needs and keep plumbing systems operating safely and effectively.

What to know about plumbing changes:

  • Permits are required when plumbing work is separate from the original construction of the home.
  • Common projects include installing or relocating plumbing fixtures, modifying water supply or drainage lines, adding plumbing for renovations or basement developments and installing or relocating a hot water tank.
  • If you are replacing a hot water tank, you do not need a permit if the size of the tank and venting is the same as the original tank and no modifications are needed.
  • Swimming pools, hot tubs and swim spas: have special permit requirements. Learn more about pool and hot tub requirements.
  • Underground sprinkler systems: require a permit and a cross connection control device that will need to be annually inspected to protect our drinking water. Learn more about cross control devices inspections.
  • Private sewage treatment systems: require electrical and plumbing permits for installation, replacement, alteration or repair. Learn more about private sewage requirements.

Who will complete the work?

Homeowner-led projects

  • Homeowners performing HVAC, electrical, plumbing or gas work on properties they own and occupy can request permits on behalf of themselves. Electrical, gas and plumbing cannot be completed by homeowners for any portion of a rental property.
  • Homeowner-led trade permits are also subject to an additional $100 fee per trade (electrical, plumbing and/or gas). Fee information is available in the User Fees and Charges Bylaw (pdf).

Hired contractors

  • Contractors must hold valid trade qualification certificates and have a City of Airdrie business licence. Property owners are responsible for ensuring contractors have valid licences and permits before work begins.
  • If you're hiring a contractor or company, research them carefully to protect yourself from renovation scams. Learn more about hiring a contractor in Alberta.

Permit applications

Before you apply, required documents should be prepared. Incomplete applications may delay approvals.
